What's Part Build?

If you are competent DIY'er and have friends, or family that can help, our part build options may be a good way of saving you money on your conversion.

Concepts Project Manager will discuss with you which aspects of the conversion you would like us to complete; usually the structural and more specialised jobs required such as:

• Drawings & structural calculations
• Structural steelwork
• Floor joists
• Tongue and groove flooring
• Alteration to structural elements of roof rafters
• Velux roof windows
• Dormer windows (finished & watertight outside
• Cut-out for and installation of staircase

Our specialist assistance will allow you, or others, to supply and install to regulations:

• Electrical wiring
• Plumbing
• Wall & ceiling insulation
• Plasterboard & plaster walls & ceiling
• Final fix carpentry, ie: Skirting, architraves, doors, stair splindles & rails

• If required, Concept can come back to complete these tasks for you as seperately priced options. we can also use our trade contacts to supply the correct materials you will need to do a good job.

• This option can save on cost but there are drawbacks: You will need a lot of spare time & have reliable contacts and you can expect the conversion to take longer and cause greater upheaval

Lowering Ceilings

For your loft space to be suitabnle for conversion it needs to be sufficient height. If your existing loft is less than about 2.1 metres or, 7 feet, it will only comply with building regulations as a storage space and not a habitable room.

This said, in certain circumstances, Concept have a solution! In most older properities (pre 1960's) the upstairs may have ceilings which are higher than 2.4 metres or 8 feet. These ceilings can be lowered to give the much needed extra height for your new loft area.

Concepts experience of carrying out such conversions means we can do this with minimum disruption and once completed it will look as if the ceilings were always that height.
